A developer built on craft, not volume.

Blackthorn Residential was founded to do one thing well: develop homes we would be proud to live in ourselves. We work on a small number of sites at a time, in locations we know closely, so that every decision — from the site plan to the door handles — gets the attention it deserves.

Our current work spans planning-granted schemes and retain-and-intensify sites across South County Dublin, each shaped around its setting rather than a standard house type.

How We Work

We select sites for their setting and long-term value, then design the homes to suit the site — never the other way around.

02 — Considered design

Every scheme is developed with our architectural team through detailed design, not a repeated template.

03 — Specification above standard

Fabric, glazing and finishes are specified well above typical new-build standard, and held to it on site.

04 — Built to last

We build homes intended to be lived in for decades, not just sold — and we stand behind them after handover.
